What's a policy or financing change that you would like to see to make it easier for small interesting projects to get off the ground?

Removing energy efficiency requirements, zoning barriers, and building code handcuffs (to allow single stair construction, for example) will go a long way.

Also, entire neighborhoods can be transformed with 10-20k sf of commercial space occupied by the right operators. Large property owners and municipalities can bring these size projects to fruition - at low relative cost and tremendous upside from the increased desirability of their surroundings.

LA's Sunset Junction added hundreds of millions of $ of value to the surroundings with a coffee shop, a cheese shop, a restaurant and a bar
